New homes being built on land that’s been empty for over a decade

New homes are being built on a piece of land in a popular area of Liverpool. For many years, the corner of Tramway Road and Aigburth Road in Aigburth was home to the Saint Charles Parochial Club, a social club next to Saint Charles Borromeo Church.

By 2014 however, it had been knocked down and the site has been empty ever since. It is a few minutes walk from Lark Lane, home to many of south Liverpool’s most well-known bars and cafes, as well as Sefton Park.

The area has been increasingly popular with house buyers in recent years due to its mix of hospitality venues, green space and transport links.

The ECHO reported previously that construction on the site had started before being halted at the start of the Covid-19 pandemic. In 2021, plans for 20 new apartments in the city were approved by Liverpool Council’s planning committee in 2021 from Kollko Ltd.

No opponents spoke against the proposals this morning but some had submitted objections, mainly on the basis of concerns about levels of traffic and parking issues on Tramway Road. The amended proposals were unanimously approved by the committee.

However, no houses have been built in the years since, as seen on Google Street view. It now appears that a new developer has taken control of the project.

When the ECHO visited the site last Friday, the fence around the land had been taken down, with two diggers visible and new tarmac laid down.

South Liverpool Homes are now working on the project. A release on its website said work has started on the site, with 28 one and two bedroom apartments set to be built.

There will be a range of standard and duplex apartments, all boasting open-plan living, with several apartments featuring balconies. All homes will feature dedicated off-street parking.

All homes will be built to EPC A efficiency standards, including PV solar panels and energy-efficient heating and hot water systems.

The development is due to be completed in early 2027. The firm says the works are part of its commitment to build 780 new homes in south Liverpool before 2032. Further specification and tenure details will be released shortly.

South Liverpool Homes offer properties for both social and affordable rent. Social rent is usually about 50% of market rent and is usually only available through registered social landlords.

Affordable rent is usually around 80% of market rent. Both social and affordable rents are regulated by the Regulator of Social Housing. Market rent is the average rent of a home of a particular type in a particular area.
